Water Damage in a Town That Keeps Growing
Erie has grown quickly. The Census Bureau counted 30,038 residents in 2020 and estimates about 40,900 for July 2025, on roughly 19.7 square miles of land. About 87.6 percent of homes are owner-occupied and the median owner-occupied home is valued near $736,500. Broomfield Water Damage Pros answers calls from ZIP code 80516 on the 24/7 line.
Erie grew from about 18,000 residents in 2009 to well over 40,000 today, so many homes are newer, which changes where water damage shows up. Failed appliance lines, water heater leaks, condensate drains and frozen outdoor spigots are common, along with groundwater and basement moisture after wet seasons. A newer house still needs fast drying, because modern materials trap moisture.

Coal Creek, the Floodplain and the Town
State records show the Colorado Water Conservation Board designated the Coal Creek 100-year floodplain within Erie on January 17, 1991, at the town's request. The designation runs from 3,700 feet upstream of Perry Street to the Boulder-Weld County line, and it replaced an earlier 1976 study designated in 1977. The federal study for Erie covers both Boulder and Weld counties.
The Town of Erie states that a Floodplain Development Permit is required before construction in the floodplain. If you are not sure whether your lot is affected, ask the town before you repair or rebuild. Our flood damage restoration page explains what happens when creek or storm water enters a home.
Drainage is a live topic in Erie. A January 2026 report on an Erie Town Council meeting described residents raising concerns about groundwater and standing water near newer developments. We cannot judge those claims, but they are a reason to ask about drainage, grading and sump pumps when you buy or repair a home.

RootsA Town With Coal Underneath It
Erie's own history page says settlers arrived in 1867, the railroad reached the town in 1871 when the Briggs Mine opened, and the Town of Erie was officially established on November 16, 1874. Coal mining continued until the Eagle Mine ended operations in 1978. In 2023 voters approved a Home Rule Charter.
That history is why we mention it. Most homes are far newer than the mines, but the history is part of the ground under the town. The practical point for a homeowner is simple: if you see new cracks, wet crawl spaces or standing water, document it and call.
